I have won reductions in excess of 90% of my cases.

 

One of the reasons my success rate is so high is that I only take on cases where I am confident after having reviewed the circumstances of the case that the property owner is in fact over assessed or unequally assessed.

 

I have nearly 20 years experience in marketing unique properties in Upstate New York. Properties that are very difficult to value.

 

So I have had years of experience in seeing what properties assess for, appraise for, list for and sell for. I am a demonstrated expert in fair market valuation.

 

I also have worked and currently work as a (SCAR) Small Claims Assessment Review Hearing Officer for the 4th and 5th Judicial Districts of the New York State Unified Court System. So, theoretically they also view me as an expert in fair market valuation as that is my job when I hear cases for them. I am authorized to hear cases in eight counties. Each county has ~20 to 25 townships. Each township has an Assessor. Therefore, I have had an opportunity to see how a large number of Assessors operate and how they value property. It is invaluable experience in knowing how to handle these cases.

 

I am not an anti-tax advocate. I am an equitable distribution of the tax burden advocate.

 

I do NOT help people who want to pay less than their share.

 

Before I proceed with a formal petition of BAR or SCAR I will perform a free valuation analysis of the property. I will evaluate your case. If I do not believe we have a case I will inform you and I will not proceed. If I believe you have a case I will provide you with a proposal based on the circumstances of your property. If you agree with my proposal I will proceed and we will enter into an agreement in writing.

 

There will be no cost unless I secure a reduction for you. My fee will be based on a percentage calculation from the reduction in last years assessment to this years.

 

Half of the fee will be due at the time the reduction is confirmed by the taxing authority in writing. The balance will be due in 90 days unless we make other arrangements.

If you need expert witness in Supreme Court an estimate can be provided on a case by case basis.
